Seattle Market Shift

January started with a bang, seeing 19% appreciation - in just one month! While the market was hot through March, we recently started feeling a slight shift. Things are still in favor of the seller, but we are seeing signs that our buyer’s opportunity to purchase a home may be better now than it’s been over the past year. More inventory, coupled with rising interest rates, have decreased the number of offers per listing and a few homes have gone past their offer review date without receiving an offer. We have also seen an increase in the number of accepted offers with buyer’s contingencies included (such as inspection and financing).

This doesn’t mean that the Seattle market is crashing or that we are going to experience a buyer’s market. Properly priced, well-presented homes still receive multiple offers, but with more inventory will come more opportunity for buyer success.
