NE Seattle Zip Codes: 98115, 98125, 98105 by Neighborhood

NE Seattle zip codes come down to three numbers for most of the homes we cover: 98115, 98125, and a slice of 98105. The catch is that none of them match a neighborhood. Maple Leaf is split between two of them, Ravenna and Ravenna-Bryant are each split too, and a house on one side of NE 100th Street can carry a different ZIP than the house across the street.

People search for NE Seattle zip codes for practical reasons. They want to set up a listing alert, fill in a form, compare sale data, or figure out whether an address a friend sent is in the neighborhood they think it is. This page answers that directly, neighborhood by neighborhood, and then explains what a ZIP can and cannot tell you when you are buying a house.

NE Seattle zip codes at a glance

How We Mapped NE Seattle Zip Codes to Neighborhoods

We did not infer any of this from listing addresses, which carry whatever neighborhood label the listing agent chose. We laid the U.S. Census Bureau's 2020 ZIP Code Tabulation Areas over the City of Seattle's Neighborhood Map Atlas and measured how much of each neighborhood falls inside each ZIP. Then we checked the lines against the Census Bureau's address geocoder, which returns the ZIP attached to a specific street address, block by block along Roosevelt Way NE, 15th Avenue NE, 25th Avenue NE, 35th Avenue NE, and 1st Avenue NE.

Two caveats up front. First, a ZIP Code Tabulation Area is the Census Bureau's approximation of a Postal Service ZIP, built from census blocks, so the edges can differ from a mail carrier's route by a few houses. Second, neighborhoods have no legal boundaries. The city's atlas is one reasonable version, and our own guides sometimes draw the edges a little differently. Where that matters, we say so below.

Which NE Seattle Zip Codes Cover Each Neighborhood

Maple Leaf: 98115 and 98125

Maple Leaf is the neighborhood most people get wrong. About two thirds of it, by the city atlas, sits in 98115: the NE 85th Street village, Maple Leaf Reservoir Park, and the blocks around Olympic View Elementary on NE 95th Street. The northern third, from roughly NE 100th Street up to Northgate Way, is in 98125. On Roosevelt Way NE, 9900 is a 98115 address and 10000 is 98125. The city's atlas even places Northgate Station and the mall site inside Maple Leaf's northern edge, though almost everyone calls those blocks Northgate. Northgate: mostly 98125

Northgate is not a sub-neighborhood on the city's atlas at all. It is the name of the larger district, so the answer depends on which Northgate you mean. The part buyers usually mean, Northgate Station on 1st Avenue NE, the mall site on NE Northgate Way, and the Thornton Place area, is 98125. Pinehurst: 98125

Pinehurst is the simple one. The whole neighborhood, including Hazel Wolf K-8 at 11530 12th Avenue NE and the Jackson Park edge, sits inside 98125. Unlike Maple Leaf next door, no part of it crosses into another ZIP. More on the area in our Pinehurst neighborhood guide.

Roosevelt: 98115

Roosevelt is 98115 for practical purposes. Roosevelt Station, the NE 65th Street storefronts, and Roosevelt High School all carry 98115 addresses. By the atlas, 97 percent of the neighborhood falls in 98115, and the remaining sliver at the far south edge, below roughly NE 60th Street, switches to 98105. Wedgwood: 98115

Wedgwood, as the city draws it, sits entirely in 98115, including Wedgwood Elementary on NE 85th Street and the 35th Avenue NE business strip. One nuance: houses north of NE 100th Street, toward Nathan Hale High School and Meadowbrook, sometimes get marketed as Wedgwood, and those addresses are 98125. Ravenna: 98115 and 98105

Ravenna splits roughly two thirds 98115 and one third 98105. The line runs close to NE 60th Street: on 25th Avenue NE, 5900 is a 98105 address and 6000 is 98115. Ravenna-Bryant: 98105 and 98115, about half and half

The city's atlas calls this area Bryant, and it splits almost evenly: about 53 percent 98105 and 47 percent 98115 by area. Bryant Elementary itself, at 3311 NE 60th Street, sits right on the line and carries a 98115 address. If you are shopping here, expect to see both ZIPs within a few blocks. View Ridge: 98115

Where NE Seattle Zip Codes Split on the Street Grid

If you only remember two streets, make them NE 60th and NE 100th. Across our part of NE Seattle, the lines run almost straight east to west.

  • The 98105 to 98115 line, near NE 60th Street: on 15th Avenue NE, Roosevelt Way NE, 25th Avenue NE, and 35th Avenue NE, the 5900 block is 98105 and the 6100 block is 98115.

  • The 98115 to 98125 line, near NE 100th Street: on Roosevelt Way NE and 35th Avenue NE, the 9800 and 9900 blocks are 98115 and the 10000 block and up are 98125. The break falls in the same place on 1st Avenue NE and 5th Avenue NE.

  • I-5 on the west: west of the freeway you leave these three ZIPs for 98103 and 98133, which is why the Northgate blocks around North Seattle College carry a different ZIP than the station.

Block-level edges can wobble, so treat these as a very good rule of thumb, not a guarantee. For a specific house, the ZIP on the county property record is the answer.

Most home search tools let you search by ZIP, and that is often the fastest way to set up an alert. Because Maple Leaf, Ravenna, and Ravenna-Bryant straddle lines, add both ZIPs for those neighborhoods or you will miss half the listings. Run an advanced home search with 98115 and 98125 together, then narrow by price and home type from there.

What Else Sits in Each NE Seattle Zip Code

Each of these ZIPs is bigger than the neighborhoods we write about, and a ZIP search will pull in listings from places outside our focus. That is fine, as long as you know what you are looking at.

  • 98115 also includes Sand Point and the eastern side of Green Lake, plus parts of Windermere and Matthews Beach.

  • 98125 also includes Lake City, Victory Heights, Olympic Hills, Cedar Park, most of Meadowbrook, and the eastern edge of Haller Lake.

  • 98105 also includes the University District, Laurelhurst, and most of Windermere. The University of Washington campus has its own ZIP, 98195.

Why NE Seattle Zip Codes Are Not Neighborhoods, School Boundaries, or Price Bands

A ZIP is a mail route. It was drawn so carriers could deliver efficiently, not to describe a place, and it tells you less about a house than most people assume.

A ZIP is not a school assignment

Seattle Public Schools assigns students by address, and one ZIP holds several attendance areas. 98115 alone contains Olympic View, Wedgwood, View Ridge, and Bryant elementary schools, each serving its own set of blocks. Two houses with the same ZIP can feed different schools, and option schools such as Hazel Wolf K-8 are not assigned by address at all. A ZIP is not a price band

ZIP-level medians blend very different neighborhoods. Inside 98115, Redfin's medians for the three months ending August 2026 ran from about $920,000 in Maple Leaf to about $1.26 million in View Ridge, with Roosevelt near $1.07 million and Wedgwood near $1.12 million. Inside 98125, Pinehurst ran about $616,000 and Northgate about $705,000, while the northern blocks of Maple Leaf sit in the same ZIP. A single ZIP median averages all of that into one number that describes none of it. Compare neighborhoods, then compare houses.

A ZIP is not a neighborhood

Neighborhood names are informal and the edges get argued about. A house north of NE 100th might be listed as Maple Leaf, Northgate, or Wedgwood, and all three could be defensible. The ZIP will not settle that argument, and it usually does not need settling. What matters is the block, the house, and the walk to whatever you care about.

How to Use NE Seattle Zip Codes When You Shop

  • For listing alerts: use ZIPs to cast the net, then filter. For Maple Leaf, include both 98115 and 98125.

  • For sale data: skip ZIP medians and look at neighborhood-level reads or, better, recent sales of similar houses within a few blocks.

  • For schools: ignore the ZIP entirely and run the exact address through the district's lookup.

  • For insurance and utilities quotes: give the full street address. A ZIP alone can put you in the wrong bucket, especially near NE 60th and NE 100th.
